Terms & Conditions

Welcome to MTC Property Services. These Terms & Conditions set out how we provide handyman services across East Sussex. By booking a service through our website or by phone/email, you agree to the terms below. These terms are designed to ensure clarity, fairness, and safety for both parties.

1. Bookings & Deposits
  • All online bookings require a non-refundable £40 deposit, payable by card at the time of booking.

  • You may reschedule your appointment free of charge up to 48 hours before the scheduled job, using the link in your booking confirmation email or by contacting us directly.

  • If you cancel within 48 hours of the appointment, your deposit will be forfeited.

  • Once booked and deposit paid, cancellations are not permitted — only rescheduling is available (within the permitted time frame).

  • After booking, MTC will contact you by phone prior to the job to discuss the work in more detail, confirm job requirements, and review any materials needed.

2. Pricing & Payments
  • Standard pricing is £60 for the first hour, followed by £20 per additional half hour, rounded up to the next half hour.

  • Full payment is due immediately upon completion of the job and must be made before the tradesperson leaves.

  • Accepted payment methods: cash, card, or bank transfer.

  • We do not offer delayed payment terms or post-job invoicing unless payment is refused on-site (see Section 7).

3. Estimates & Job Scope
  • MTC will provide a rough estimate in advance based on the information you provide at booking.

  • Final cost is confirmed on arrival, after inspecting the work area and confirming the job scope.

  • All work is time-based. We do not offer fixed-price quotes unless specifically stated in writing.

  • If the job changes in scope or takes longer than initially estimated, a revised timeframe and cost will be discussed and must be agreed before continuing.

4. Materials & Job Preparation
  • After your booking is received, MTC will contact you by phone to discuss the job in more detail and confirm whether you have the required materials on hand (e.g. shelf and fittings for installation).

  • If the nature of the job is unclear or involves a repair (e.g. a leak with unknown cause), MTC will advise what materials may be required during the call and will bring a selection of commonly used items to the appointment.

  • Basic sundries such as standard screws, wall plugs, picture hooks, or small amounts of filler are included in the hourly rate.

  • Where additional or specific materials are required (e.g. expanding foam, plumbing fittings, sealant, brackets), the cost of these will be charged separately and discussed in advance wherever possible.

  • If materials are not available on site and must be collected after the job has been assessed, the time spent sourcing and collecting them will be charged as part of the total job time.

  • Wherever possible, MTC will aim to collect materials en route to your appointment, based on the details provided, in order to minimise disruption and keep your costs down. This depends on accurate job descriptions being provided at the time of booking.

5. Workmanship Guarantee
  • All work is carried out to a professional standard and with appropriate care.

  • We offer a 30-day workmanship guarantee from the date of job completion.

  • This does not cover:

    • Pre-existing faults or property damage

    • Faults unrelated to the work carried out

    • Issues caused by third parties, misuse, or poor-quality customer-supplied materials

6. Customer Responsibilities

To ensure work can proceed safely and efficiently, customers must:

  • Provide safe, clear access to the work area at the scheduled time

  • Secure all pets and remove valuable or fragile items from the vicinity of the work

  • Be present (or ensure an authorised adult is present) at the start and end of the job

  • Give accurate information about the job scope, materials, and access arrangements

7. Refusal or Suspension of Work

MTC reserves the right to refuse or stop work immediately if:

  • The environment is unsafe or access is blocked

  • Required materials or conditions are not in place

  • The customer behaves in a threatening, aggressive, or abusive manner

If work is stopped for these reasons:

  • Payment is due immediately for all work completed up to that point, rounded up to the next half hour

  • If payment is refused on site, an invoice will be issued and pursued through standard recovery processes

8. Missed Appointments & Access Failures

If MTC arrives at the property and cannot begin the job due to no access, incomplete preparation, or no one being present:

  • A minimum charge of £60 (equivalent to one hour) will apply

  • This helps cover lost time and travel costs

​

9. Parking & Access Charges
  • Any parking fees, permits or restricted access charges incurred while attending your property will be added to your final bill unless otherwise agreed in advance.

10. Liability

MTC Property Services is not liable for:

  • Hidden defects or damage revealed during the work

  • Cosmetic damage caused by necessary removal or fitting (e.g. cracked tiles, dislodged paintwork on aged surfaces)

  • Failure of customer-supplied materials or parts

  • Delays due to weather, illness, supply chain issues, or factors outside of our control

11. Non-Payment & Disputes
  • If payment is refused at the end of the job, an invoice will be issued, and payment must be made within 7 days.

  • Continued non-payment may result in formal recovery action and additional costs.

  • If you are unhappy with any part of the work, please raise the issue before the job is complete so we can resolve it on the spot wherever possible.

12. Amendments to Terms

We may update these Terms & Conditions from time to time. Any changes will be posted on this page with an updated revision date.
